Standard concrete tile roofs are a popular roof type here in sunny Arizona. Tiles themselves can last as long as 50 years, but it is the underlayment that wears out and needs to be replaced every 18-22 years. If your roof is in this age range and it starts to leak, it may not be cost effective to repair as it may need to be replaced within months. When in doubt, call Chris Harper to come out to inspect.
